MINUTES
Board of Directors Meeting
Wednesday, October 15th,, 2008
Present;
Raymond Brooks-Vice President, Robert Denoncour-Treasurer, Tony Cirillo-Director, Robert Oldani-New Guy, Dan Sugarman from Benchmark Property Management.
Call to Order
The meeting was called to order at 7:00pm. The pledge of allegiance was recited.
1st Order of Business
Tony Cirillo asked for a moment of silence for Steve Alonge (Building 6) who passed away on October 14th. Sandalfoot South Inc. (Phase 1) bought flowers for the wake.
2nd Order of Business
Bob Oldani was introduced as the replacement Board Member for Gerald Hammett who resigned due to health reasons. Dan Sugarman recommended that the change be made official with a vote. A motion to accept the resignation of Gerald Hammett and to accept the assignment of Bob Oldani as his replacement was made by Ray Brooks. The motion was seconded by Bob Denoncour. The motion passed with no discussion.
Minutes
The minutes from the September 17 meeting were read. Tony Cirillo made the motion to accept and Bob Denoncour seconded the motion. The motion passed with no discussion.
Treasurer’s Report
The treasurer’s report was presented by Bob Denoncour
-The treasurer recommended that we buy a water heater now in anticipation of a future failure so that we have the unit on hand and do not have to wait for delivery in the future.
-A 2009 budget meeting is scheduled with Bill Sugarman of Benchmark Properties on October 22.
-One budget issue is a concern. The roof maintenance contract quote was double the 2008 cost.
Dan Sugarman was tasked to negotiate with ROOF DOCTOR’S to reduce the 2009 cost.
A motion to accept the treasurer’s was made by Bob Oldani and seconded by Tony Cirillo. The motion passed with no discussion.
Manager’s Report (Dan Sugarman-Benchmark Property Management)
Dan Presented 2 quotes for a 5’ fence along the west side of the property adjacent to Uncle Bob’s Storage. The low bid was $7,600 + permit cost (700 ft.)
The high bid was $12,000 including the permit (750 ft.)
There was a discrepancy of 50 ft. in the linear footage caused by confusion on the starting point of the fence. The board anticipates saving approximately $10,000 over the next 3 years to allow the construction of this fence. Phase 2 and 3 will be asked to participate in this expenditure.
There have been numerous reports of vandalism in Sandalfoot South (all phases). Phase 3 had 6 cars broken in to. Phase 2 had apartments broken into. Phase 1 has had minimal vandalism. Additional lighting is being anticipated for Phase 1 near Uncle Bob‘s Storage.
All occupants are encourage to call the Sheriff’s department if any suspicious activity/people are observed in the complex. Do not call the Board (or the New Guy). You must call the sheriff in order to get action since you are the person observing the problem. Help is also required from Phase 2 and 3 for this problem.
Benchmark Properties has written a letter to be mailed to all unit owners. Recent Florida law requires all condominiums to have current authorizations to have staggered board elections. This means that all Board member terms will not expire at the same time but will be on staggered (2 year) cycles. Sandalfoot already has this requirement in their bylaws; but the law requires an up to date vote of all residents.
New Business
The residents from unit 721 rose to state their concern over receiving 2 parking warnings within 18 hours on October 12/13. Sandalfoot records from GARING PARKING ENFORCEMENT indicate that only one warning was issued on the 13th. The residents arrived late on Sunday the 12th with insufficient time to obtain a temporary pass. They were driving their son’s car. They were informed that they could have sent an E-Mail from Michigan to BOD@SANDALFOOTSOUTH.COM to request a parking pass and it would have been waiting for them.
